What do sellers need to do in order to prepare for selling their home in the current market?
To start with, you need to talk to a licensed expert real estate agent who can assist you with the transaction. A professional is always going to get you more money than if you were to go it alone. Regardless of whether you work with an agent or by yourself, I have some key points you as a seller should consider.
When you look at price information, you should consider the data and trends—prices are going up. However, you don’t want to price yourself out of the market; a fair price will allow you to sell in a reasonable amount of time and maybe even stir up some competition. To do this, we have to look at the location, price point, and condition of your home.
One of the things that you might want to consider is cleaning up around your house. Thin out items that you no longer need or aren’t going to use before the house goes on the market. The fewer items in your home and on the walls, the better.

Something else to consider is that buyers like to walk through the home with their agents and without the seller being present. If you hover over a buyer’s shoulder while they tour your home, they can’t freely imagine themselves living there or privately converse with their agent. In turn, that agent also can’t point things out and have conversations that will make a difference in their decision to buy your house or not.
If you have been on the market for a while and you stay in your house during showings, this might be the reason you aren’t getting the home sold.
As you look at the big picture of what you need to do to get your home sold, make sure that you hire an agent who is an expert in your area. Also, make sure you thin out your home, you consider all the pricing dynamics, and you’re not present when the house is being shown.
