Where have all the houses gone?
Just like toilet paper at the onset of the COVID-19 pandemic, houses have become scarce. They’re harder to come by now than toilet paper was in 2020. If you’re thinking about selling, now couldn’t be a better time to do so. As the pandemic delayed many people’s home selling plans, a short supply of homes became even shorter, and listing now can make a big difference for your pocketbook.
From 2019 to 2020, home prices increased 25%, and from 2020 to 2021, they increased a further 15%. Furthermore, the average days on market from January 2020 to January 2021 shrunk from 43 to 21 days. That’s crazy! In that time, the average number of offers for each listing increased from 2.3 to 3.7.
So, what do you need to do to sell your home? How easy will it be? You definitely need a real estate expert (such as myself) on your side because selling for top dollar, negotiating through multiple offers, and getting to the finish line are key. There are a lot of buyers out there, and they might overlook some things you assume have to be on your to-do list before putting your home on the market.

If you think you need to replace your kitchen counters, repaint the cabinets, etc., just know that buyers aren’t as picky about those types of things as they’ve been in the past. They want your home, and they want it because interest rates are so darn good. We’re seeing the most favorable interest rates since people began tracking them.
The bottom line is that if you’re not sure now is the best time to list your home, I’m here to tell you it is.
